A property owner or seller offers their property for sale on the Multiple Listing Service (MLS) for a flat cost rather than paying a conventional real estate commission. This type of real estate listing service is sometimes referred to as limited service MLS or discount MLS. Austin, Texas flat fee MLS service primarily consists of adding the property to the MLS and offering a constrained range of services, like taking photos, writing the property description, and taking care of some administrative duties.
The advantage of flat fee listing?
The main advantage of using a flat fee MLS service is that it can save the seller a substantial amount of money on real estate commission fees, which can be as high as 6% of the sale price. However, the seller typically has to handle many of the tasks that would normally be performed by a full-service real estate agent, such as negotiating with buyers and handling paperwork. Do not do business with a 3rd party referral site.
It's important to note that while a flat fee MLS service may seem like a good option for sellers looking to save money, it's not right for everyone. Sellers should consider their own skills, knowledge, and comfort level when it comes to selling real estate, and weigh the costs and benefits of using a flat fee MLS service before making a decision. Knowing how to sell real estate is very important and a good full service flat fee broker can help with the entire process
